Modules
Fourteen modules. Two of them are running, and this page says which.
A module is a unit you switch on or off per customer. When it is off its pages do not exist — the server answers 404 rather than merely hiding a menu item. You are not paying to scroll past features you do not use.
The list below is the whole map, not the subset that happens to be built. Every module carries what data it owns, what residents and managers do in it, what you configure yourselves, and what is not built. Two are running. Eleven are designed and have no code. One is still being researched, because we do not know the process well enough.
It reads this way because the alternative costs more. A half-wired module is worse than an absent one: the absent one is a sentence on a page, and the half-wired one is a button that does nothing.
- Running
- Wired end to end against a real database and in use in the product.
- Designed
- Data, screens, notifications and settings are decided. No code is written.
- Being researched
- Deliberately not modelled. We do not know the process well enough yet.

- Cases and repair reportsResidents report a fault on their phone, pick a category, and answer whether you may enter with a master key. You get a queue with status, priority, assignment and a history nobody rewrites afterwards.Running
- BookingsGuest flat, sauna, communal room, laundry, parking bay and EV charging. The rules sit on the resource, and the database decides who gets the slot.Running
- DocumentsArticles, house rules, annual accounts and board minutes where residents look first, under categories you decide.Designed
- Noticeboard and outage noticesPlanned work, live incidents and general notices with a validity window, targeted at the properties they affect.Designed
- Work ordersOrders for work done, with time and cost, raised from a case or from nothing at all. The contractor sees an order — not your system.Designed
- Maintenance and inspectionsRecurring statutory obligations with their intervals, a calendar that warns in time, and the certificate kept on the obligation it belongs to.Designed
- My homeWhat a resident actually has: the flat, the tenancy, the storage unit, the parking bay and the key fobs, plus their own contact details.Designed
- Key registerKey systems, fobs signed out, and a master-key log you can actually produce when asked.Designed
- Transfers and agent accessTransfers and pledges on the record, and time-limited visibility into one flat for an estate agent.Designed
- SublettingAn application with a reason, a named occupant and a period. The decision is recorded, and permissions that expire are not forgotten.Designed
- Disturbance casesDisturbances logged as one sequence, with a formal warning produced and its posting recorded. The subject of the case never sees it.Designed
- Integration and exportSigned webhooks out to your own systems, with a delivery log and replay, plus exports of the register, cases and costs.Designed
- Portfolio overviewThe state of several management assignments at once, for whoever holds access to them.Designed
- Damage and insuranceWater damage and insurance claims. Deliberately not modelled — we do not know the process well enough yet.Being researched
What we do not build
What we do not build
Four of the rows below are things comparable systems have and we have ruled out. They are not gaps waiting to be filled — they are a boundary, and it is worth knowing about as much as anything else on this page.
- Access control, locks and machine control
- Hardware. We drive no locks, open no doors and read no fobs. If you have a booking panel wired to the washing machines, our booking module should be switched off — otherwise we become a second place to look, which is worse than nothing.
- Financial management and bookkeeping
- A different system under a different regulator. We export SIE 4 and stop there.
- Service charges and payment
- The money runs the other way. We export who lives where and from what date, and go nowhere near the payment.
- Neighbour feed, chat, motions and the AGM
- Association features, not manager features. Residents posting to each other is a moderation queue, and handing you a moderation queue is handing you the management job itself.
