Modules

One system for the whole job, that bends to how you already work.

The resident app and the manager console are the same installation over the same register. A repair report, the flat it concerns, the person who filed it and the message that went out are one set of data — not four systems that have to agree with each other.

What separates one manager from the next sits in configuration rather than in code: the address, the colours, the booking rules per resource, and which case categories you actually use.

Residents

  • Report a fault, with a category and master-key consent
  • The status and history of the case, without ringing anyone
  • Email and SMS when something changes, in Swedish or English
  • Booking the guest flat, sauna, laundry, communal room and EV charger
  • Cancelling in the app, with the rules visible before you book

The manager

Repairs

The time does not go on fixing the fault. It goes on answering where the case has got to.

Residents report on their phone

A photo, a description, and an answer on whether you may enter with a master key. The consent travels with the case, so the contractor does not have to ring and ask.

You get a queue, not an inbox

Status, priority and history per case. It is visible which cases have stalled and which addresses keep coming back.

Residents can see what is happening

Every status change is visible to whoever reported it. Those are the calls you stop taking: received, scheduled, resolved.

Bookings

The rules live in the resource, not in the head of whoever answers.

Guest flat, sauna, communal room, laundry, parking and EV charging. Per resource you set the slot length, the opening hours, how far ahead it can be booked and how many bookings one flat may hold at once.

The system says no instead of you. Two residents cannot take the same slot, and that is settled in the database — not by whoever happened to tap first.

Rules per resource — example

Guest flat
Free start and end, one booking per flat at a time, 180 days ahead.
Sauna
Two-hour slots between 07:00 and 23:00. One booking per flat at a time, 14 days ahead.
EV charging
One-hour slots, around the clock. Two bookings per flat at a time, 30 days ahead.
Laundry
Three-hour slots between 07:00 and 22:00. The booking does not open the door — the resource description says so.

The laundry room

The laundry room is bookable. The booking does not open the door.

If you have a booking board wired to the locks and the machines, we are the wrong answer — we would be a second place to look. If you have a list on the door or tags on hooks, we are the first thing that cannot fall off.

We have no integration with locks or machines, and we never write anything else. Key fobs and codes work exactly as before, and it says so in the resource description you write yourselves.

Getting started

Four steps, and none of them fall to the residents.

  1. You send the property register

    Buildings, flats and contact details in whatever format you already have. Excel or CSV is fine, and we reconcile the file with you before anything goes live.

  2. We set up your profile

    Name, logo and colours. Bookable resources and the rules for each. Your own domain if you want one, otherwise one under kvartera.se.

  3. Residents are invited

    By email or SMS, from your sender. Nothing to download — the app is added to the home screen. One flat can have several users.

  4. Nobody signs themselves up

    Only you know who lives where. So there is no self-registration — accounts are created from your register, and nobody else should own that fact.
